This month’s 5 Quick Questions is with my dear friend, Philip Becker, of Becker Properties in San Antonio, Texas. Philip is known for a lot of things: building one of the most successful boutique brokerages, being a sought-after national real estate speaker, having the most adorable Beagle in the great state of Texas (hi, Shiloh!), and creating one of the most recognizable client and community events, Margarita Monday. I sat down with Philip to talk with him a bit about Margarita Monday and using recognizable social objects as a relationship- and business-building strategy.
1. What would you consider to be your social object or the social object for Becker Properties?
We call it Margarita Monday. One of the many perks of living in San Antonio is the abundance of fantastic Mexican food. Along with that comes fantastic margaritas! We started off meeting weekly, then monthly once it caught on, at a different Mexican place and rate the margaritas on video. It’s really fun and we’ve met a lot of great people through it. We just celebrated our 100th Margarita Monday (in April 2019), so now it’s time for the next big idea, though I’m sure Margarita Monday will never totally go away!
2. Tell me how you got the idea for Margarita Monday — was it a brilliant marketing plan that was months in the making or did you stumble onto it and just realized that it was going to work?
You know, they say the highest form of flattery is imitation. While we didn’t rip this idea off, we were inspired by another REALTOR® friend in Miami who started, among other things, rating the wonderful mojitos throughout that area.
3. What, if anything, has grown out of your initial Margarita Monday idea?
Relationships. We’ve met so many amazing people. Some of whom are now REALTORS® with our company, some who’ve bought homes from us, and some who just love fellowship and cold margaritas.
4. How do you think having a social object has helped you with your broader promotional and marketing efforts?
It’s been a way for consumers to connect with me and Becker Properties that doesn’t have to be a hard sell. Once we realized that, we were able to tailor other marketing efforts and events to appeal to more people.
5. What advice would you give to an agent or other professional trying to identify their own social object?
Choose something unique to you or your geographic area. Like maybe you love Oreos more than anyone in the world and you try all the crazy flavors (like someone we know) or maybe you have great BBQ joints in town or maybe you love a certain sport, it could be anything. The key is to be consistent and have a long-term plan to see it through. Chances are you’ll have a lot of fun, meet a lot of great people, and better your business at the same time.

This status is granted to REALTORS® who have shown exemplary dedication and service to the REALTOR® organization, and Philip is one of the youngest to receive such honor. For 2018, Philip serves as a Director on the Board of Directors of the National Association of REALTORS®. He is a known real estate speaker with NAR, CRS, and numerous state and local REALTOR® boards. When he has spare time, Philip enjoys spending time with family and friends and traveling to his vacation homes in the Caribbean.
